Commissioning Services
Ensuring the environmental equipment in your new construction and major renovation projects are installed properly and operate as intended.
Commissioning (Cx) services follow a process that makes sure building components and systems meet the owner’s intent.
We partner with owners, contractors, and designers to deliver commissioning services from pre-design through warranty, including reviews, inspections, and performance testing. Supporting both new construction and major renovations, our team helps ensure building systems perform as intended, preventing issues before they arise and optimizing long-term reliability across a wide range of facility types.
New Construction Commissioning Services
When it comes to the best time to engage our team, the earlier the better! Our team is comprised of several engineers with a background in design who are capable of reviewing construction drawings to make recommendations and suggestions that prevent future issues. It is far easier and less expensive to make these changes in the design phase than during construction.
Major Renovation Commissioning
When new equipment like HVACs or boilers are installed or an addition is added to an existing building, our team is called upon to provide commissioning services for these major renovation projects. We make sure that systems are installed properly, are integrated with existing equipment, and the systems are functioning optimally.
Benefits of Commissioning Services
Commissioning pays dividends in the long term. Your new building is an investment, so, why not invest in its most important systems? Let’s review a few key benefits of a commissioning project with Iconergy:
Energy Savings
One of the primary benefits of commissioning is energy savings. Identifying and resolving inefficiencies in a building's energy systems allows us to reduce energy consumption and energy costs.
Improved Occupant Comfort
By ensuring that heating, cooling, and ventilation systems are working correctly, commissioning ensures a comfortable indoor environment, and appropriate indoor air quality. This leads to higher tenant satisfaction and improved productivity.
Increased Equipment Lifespan
Potential to increase the lifespan of your building’s equipment. By ensuring that equipment is operating efficiently and that maintenance tasks are being performed correctly, commissioning can prevent premature equipment failure.
Prevent downtime
New, modern technology means less of a likelihood that your systems will shut down when you least expect it.
Improve building performance
Ensure the performance of your new building systems exceeds your expectations, with the added benefit of preventing problems before they happen
Regulatory Compliance
Comply with local, state, and federal regulations related to energy consumption and indoor environmental quality. We make compliance a priority, to help you avoid costly taxes and fees.
When Commissioning is Required
Even if you’re not seeking LEED or other green building certifications commissioning is often required in order to meet building codes. Since 2012, the International Energy Conservation Code (IECC) has widely been adopted as the authority on regulations for new commercial construction.
We’re here to help you navigate energy regulations, and our team is qualified to perform commissioning services that meet IECC, ASHRAE, and building certification requirements.
IECC - Cooling Capacity: Mechanical systems with loads that exceed 480,000 Btu/h (40 tons). This generally applies to buildings 10,000 sq. ft. or more, and virtually all buildings 20,000 sq. ft. or more.
ASHRAE 90.1 - HVAC Systems: Buildings with more than 50,000 square feet of conditioned floor area.
IECC - Heating/Service Water Heating Capacity: Mechanical systems with loads that exceed 600,000 Btu/hr.
LEED Certification: Fundamental commissioning is a prerequisite for the Energy and Atmosphere category. Enhanced commissioning earns a credit toward certification.
Our Approach to Commissioning
Our commissioning process begins with understanding your intent. Our engineering team will analyze your building plans, and recommend necessary changes before construction begins to ensure our design meets that intent. We aim to operate proactively, so we’ll work closely with you and your builder to define robust project objectives and an installation plan that checks all of your boxes.
Once construction begins, our team will monitor progress to ensure systems are being designed and programmed correctly. By monitoring the entire process, we can make sure you’ll end up with a low-maintenance, high-performance building that’s comfortable, reliable, and efficient.
