Executive Summary

The Platte Valley School District RE-3 Revere PK–12 School project included a $10 million renovation of the existing high school and an elementary school addition totaling approximately 57,000 square feet of conditioned space. Construction was phased to allow portions of the campus to remain occupied during the work, and the renovation was completed with careful attention to maintaining the historical integrity of the building. The project achieved LEED Certified certification under LEED for Schools 2009. Iconergy provided Fundamental Commissioning (EA Prerequisite 1), Enhanced Commissioning (EA Credit 3/1 depending on documentation), and Measurement & Verification (EA Credit 5) services, including design reviews, commissioning specifications, submittal reviews, site observations, functional performance testing, a commissioning summary report, systems manual, and warranty review.

Systems Commissioned

  • Geo-exchange (ground-source) heat pump loop and water-source heat pumps
  • Ventilation systems and air handling systems (including existing AHU systems)
  • Existing heating hot water systems and boilers/hydronic distribution
  • Building Automation System (BAS) including controlled devices, control loops, integration, and sequences
  • Split systems, exhaust fans, unit heaters and cabinet unit heaters
  • Electrical lighting controls including occupancy sensors, photocells, and time clock controls
  • Domestic hot water heater system and plumbing fixtures
  • Building envelope (as applicable to LEED scope)

Commissioning Scope and Deliverables

  • Owner’s Project Requirements (OPR) and Basis of Design (BOD) review
  • Commissioning plan development and updates through construction
  • Commissioning specifications incorporated into construction documents
  • Design and submittal reviews for commissioned systems
  • Construction site observations and issue tracking
  • Pre-functional checklists (PFCs) and functional performance testing (FPTs)
  • Systems manual development and training verification
  • Final commissioning report and seasonal/warranty review
