K-12 Design-Build Retrofit Project
The Byers School District is expecting continued growth in student population and needed to upgrade and replace the systems and infrastructure in the school that were failing or reaching their end of service life. The goal was to assess the current environmental systems and operations so that the facility will be able to operate for 20 years and beyond. The K-12 design-build retrofit project with Iconergy will accomplish this goal.
Our team performed an Investment Grade Audit (IGA), also known as an ASHRAE Level III Whole-Building Audit, for the 109,000 square foot school to create a master plan that addressed deferred maintenance issues and well as create a roadmap for a turnkey efficiency retrofit design-build project for a range of upgrades to the current facilities.
The scope of the proposed project was for significant upgrades to improve and modernize areas from the 1970s construction eras that were not completed in previous renovation projects. The district‐wide audit and facilities planning effort identified numerous deficiencies related to health, safety, accessibility, functional use, and ineffective/failing building systems that are critical for occupant health, safety, and supporting educational programs. The district has used this analysis for a systematic approach toward prioritizing the needs for the immediate future.
Examples of implementation included exterior door replacement which also reduced water intrusion into the building, welding hood installation to ensure the fans would move exhaust air directly outdoors, a new built-up roof membrane, and replaced older rooftop heating, ventilation, and air conditioning (HVAC) systems that also have a web-based interface that provided optimal thermal comfort to all areas and enhance indoor environmental quality for the students and staff. Our in-house commissioning staff commissioned all of the newly installed equipment and systems.
Iconergy led the Building Excellent School Today (BEST) grant application process and was successful in obtaining funding to complete the upgrades for the K-12 design-build retrofit project. Since BEST grants are awarded through a competitive application process, and the CDE program encourages cost savings to fund project measures, it is important that our team recommend an efficient and conservative approach to developing and implementing the project that the estimated savings can be actualized post-implementation.
