How An EPC Works

An EPC provides an approach to achieving energy savings, sustainability, and efficiency objectives. All services are paid for by utility savings your building as a result of implemented environmental conservation and efficiency measures once our work is complete. This low-risk, high-reward financing structure provides a strategic opportunity to achieve energy modernization and savings.

The ultimate goal is long-term energy savings and an environmental system that can withstand the test of time. And we aim to take sustainability a step further—we design and install energy systems that lay a foundation for future energy upgrades, so you’ll stay ahead of the curve. Our services can include everything from localized retrofits to full energy system replacements, depending on your facilities. In any case, you’ll know exactly how and where your EPC funding is spent before construction begins.

Our process includes collecting and understanding where the facility’s baseline utility use currently resides. This understanding is achieved by conducting utility bill analysis on the facilities of utility data for energy use (electric, natural gas, water) to determine the building’s baseline energy use. This allows the team to determine areas where the most savings can occur.

If the projected energy savings aren’t realized within a predetermined timeframe, we’ll cover the difference, known as shortfall.

Our Approach to Energy Performance Contracting (EPC)

The first step in our approach is to complete an Investment Grade Audit (IGA), also known as an ASHRAE Level III audit. The purpose of the IGA is to determine where, when, why and how energy is used in a facility, and to identify opportunities to improve efficiency. Our team leads this process and works closely with building owners, staff and other key participants to ensure accuracy of data collection and the appropriateness of energy efficiency, renewables, and even water management recommendations.

No-cost operational or maintenance adjustments that will save energy and/or water

Short-term, low-cost energy and/or water efficiency retrofit recommendations

Project Financing Explained

EPC is an innovative financing model that can help you finance a design-build retrofitting project paid for with energy and water utility bill savings. 

Financing an EPC is a performance-based contract where the cost of system retrofits is paid for through the energy savings generated (and guaranteed) by the retrofit. Typically, these contracts are funded by local or state jurisdictions. 

Detailed analysis of capital-intensive modification through the IGA process provides very detailed recommendations and financial analysis for major capital investments. In addition to identifying energy conservation measures and utility savings, IGA audits include monitoring, data collection via trends, and prime contractor/subcontractor derived Guaranteed Maximum Pricing (GMP) for recommended capital measures. The savings identified in an IGA audit are also be guaranteed, which is a significant attribute of an IGA. 

We guarantee a contracted amount of energy savings over the term of the contract. If the energy savings are not achieved within a predetermined timeframe, Iconergy covers the difference!

Colorado Energy Office

Iconergy is a local, Colorado-owned and operated company whose entire staff is based in Colorado. While state entities need to go through a supplemental selection process, non-state entities may engage Iconergy directly since our pre-approval from the State of Colorado was achieved through a competitive selection process.

State of New Mexico

Iconergy has been newly accepted into the Energy Savings Performance Contracts (ESPC) program for the State of New Mexico to partner with state entities to achieve their net-zero goal.
