Our Process to Energy Audits & Consulting

The vital first step of our process is fully understanding your building or campus. We work closely with our clients to understand their needs and objectives to provide a far more successful outcome.

Once we’ve nailed down your goals for the project, we’ll begin collecting the necessary data to paint a picture of your building’s energy use. We recognize that every space is unique, so we adjust our services accordingly. 

Equipment We Assess

Every building is unique based on location, original construction, operations and maintenance practices, occupancy, and typical building use and hours of operation. For each energy audit we perform, we look at the general building information, building envelope, heating, ventilating, and air conditioning (HVAC) system, service hot water (SHW)/domestic hot water (DHW), lighting, and process and plug loads to determine areas that are wasting energy or could be upgraded with a desirable simple payback.

Historical Data

Each building has its own history as building use could vary, addition and expansion projects, and advances in technologies. An important step to our process is to understand details about how buildings are being used by assessing a data summary, utility rate structures, benchmarking, target and savings estimate, and end-use breakdown.

What Our Reporting Assessment Includes

At the end of every energy audit project, our team delivers a report that outlines carbon dioxide emissions, water usage, wastewater, projected savings on ECM implementation and ROI schedule. If the client desires, we also present this information to leadership and various stakeholders as well as provide training for staff.

Levels of Energy Audits

ASHRAE defines three levels of audits that builds on the previous level. As audit complexity increases, so does thoroughness of the site assessment, the amount of data collected, and the detail provided in the final audit report.

Level I: Site Assessment or Preliminary Audits

Overall view of the energy consumption of a building to identify no-cost and low-cost energy saving opportunities, and a general view of potential capital improvements. Activities include an assessment of energy bills and a brief site inspection of your building.

Level II: Energy Survey and Analysis

Level II audits include an in-depth analysis of energy costs, select spot utility measurements, energy usage and building characteristics, and a more refined survey of how energy is used in your building. Many clients seek ASHRAE Level II Energy Audits to satisfy local ordinance requirements.

  • Identify Operations & Maintenance improvements

Level III: Detailed Analysis of Capital-Intensive Modifications/ Investment Grade Audit

Detailed analysis of capital-intensive modification audits (sometimes referred to as an “Investment Grade Audit”, or IGA) provide very detailed recommendations and financial analysis for major capital investments. Level III audits include monitoring and more detailed and sometimes longer-term data collection.
